We
are extremely happy you gently 'forced' us to wait in Half Moon Bay.
Although initially felling really bad that Metzger got away, in hindsight
we would have lost that property by now because of the drop in value.
By getting Spruce at the bottom end of the drop, we were able to borrow
against it relatively quickly thru an additional credit line and therefore
we have been able to keep Spruce.
I remember
being a young professional with a decent income and thinking that
I'll never be able to afford a house in the town that I grew up in.
A town that my parents had a home and all my sisters had homes. Personally
it was a big accomplishment to me, because I did it in my own name.
I created my white picket fence dream, with your help :-) (and years
later got the husband, and babies to come with that dream). With Cleaves,
I guess the biggest thing is how you pushed me to understand that
I could make the payment because my taxes would make up the difference
from my rent. That coupled with the rental cottage being the monthly
source of funding to remodel the house and be able to rent it out
for more than it's carrying costs.
The advice
in-between transactions has been of a value that we can't capture.
Meaning it's HUGE!!!! If we had not stayed on top of the real estate
market together over the past 12 years I would not own 3 houses today
:-) You have made my dreams come true more than once how about times
3. I wish we had a better understanding of how to value real estate
higher than the stock we held. If we had traded our stock value for
house value we'd be sitting pretty. Real estate is an investment that
is tangible. I remember you stating a few facts early on that stick
with me. As a first time homeowner all you care about is getting in,
but to plan for the future you need to look at a bigger picture. You
did that for me by planting seeds early on in our relationship.
